New Jersey Property Inspection Requirement
Under N.J.A.C. 13:45A-29.1(c), New Jersey real estate licensees are required to make a “reasonable and diligent inquiry” to ascertain all material information concerning the physical condition of a property.
This obligation includes visually inspecting the property with reasonable diligence to verify the accuracy of the information provided by the seller. A licensee may rely on the seller’s disclosures only if such a visual inspection has been performed.
To comply with this law, an additional fee of $175 is charged to cover the cost of hiring a licensed real estate professional to perform this inspection.
